The subject 80-acre tract is located on Pflumm Road at the future location of 177th Street in Overland Park. It is near the center of a 540-acre section of land bounded by 175th & 183rd Streets on the north and south, and Quivira & Pflumm Road on the east and west. This 540-acre tract has been recently annexed into the City of Overland Park and is master-planned for low-density single-family residential development with greater than 1 and less than 5 units per acre housing density. The Blue Valley School District has purchased a large tract of land at the southwest corner of 175th St. & Quivira Rd. They are planning on constructing and opening a new high school on the site in 2010. The County Commissioners approved the creation of Blue River Sewer District #26 and the Johnson County Wastewater District projects the project to be completed in 2010. 175th Street is to be improved as a major east/west traffic artery to U.S. Hwy. 69 to the east and U.S. Hwy. 169 and I-35 to the west. Johnson County Water District No. 1 has completed a 24" line from U.S. Hwy. 69 along the 179th/175th Street corridor to provide water to the area.
